Facility Maintenance and Surface Renewal
A floor has a service life. Surface Technology assesses, repairs, maintains, and renews the floors in industrial and mission-critical facilities, so replacement is a planned project and not an emergency. We work with facility owners and operators over the long term, not only on one installation.
Why maintenance beats emergency repair
Most facilities think about the floor when it fails. By then the cost is somewhere else: a sanitation finding, a slip, a forklift wheel through a spalled joint, an area taped off in the middle of a run.
A floor that is looked at on a schedule gives you time. You can fix a joint before it opens, recoat before the coating wears through, and plan a replacement around your capital budget and shutdown calendar.
What we look for
- Cracks, open joints, and failed transitions
- Coating wear, delamination, or lifting
- Failed coves, curbs, and drains
- Worn texture and slip hazards
- Chemical damage and staining
- Areas that are due for renewal
What the work includes
Assessments
A Critical Surface Onsite Assessment walks the areas you are worried about and the ones you have not had time to check. You come away with a clear view of where the floor is likely to fail and which areas to fix first.
Repairs and preventive maintenance
We repair cracks, joints, and damaged areas before they spread, and plan recoats and touch-ups before wear becomes failure.
Planned shutdown work
We schedule repairs and renewals into your planned shutdowns, nights, and weekends, and choose systems by cure time.
Surface renewal
When a floor reaches the end of its life, we remove what has failed, repair the substrate, and install a system matched to the conditions that caused the failure.
Match the work to the condition
Not every problem needs a new floor.
Minor wear
Spot repairs and a recoat to extend the life of the floor.
Cracks and joints
Repair and re-seal before liquid reaches the slab.
Failed coating
Remove, repair the substrate, and install a system that fits the conditions.
Chemical or moisture damage
Identify the cause, then renew with a system matched to it.
End of service life
Plan a full replacement around your capital schedule.
Unplanned failure
Urgent repair, with Surface Team Six™ for urgent repairs.
From assessment to renewal
1. Assess
We walk the facility and document the condition of the floor.
2. Prioritize
We rank the areas by risk and tell you what to fix first and what can wait.
3. Repair or renew
We schedule the work into your shutdown windows, nights, and weekends.
4. Follow up
We are available to inspect the floor after it goes into service and plan the next step.
Built on long-term relationships
Surface Technology has installed and repaired industrial floors since 1988. Many of our projects are repairs and renewals of floors installed by others, and we are glad to look at floors we installed years ago.
If you have a floor that is due for a look, tell us where it is and what you are seeing.
Facility maintenance and surface renewal questions
What is surface renewal?
Surface renewal is restoring a worn or failed floor by repairing the substrate and applying a new coating or system, instead of leaving it until it fails. The scope depends on the condition of the floor.
How often should an industrial floor be inspected?
It depends on traffic, chemicals, and the system. We can review your floor and recommend an inspection schedule for your facility.
Can you work during planned shutdowns?
Yes. We plan preparation, material, and crews around your shutdown window, including nights, weekends, and holidays.
Do you repair floors other contractors installed?
Yes. We remove what has failed, repair the substrate, and install a system matched to the conditions that caused the failure.
What does a Critical Surface Onsite Assessment include?
A project lead walks the areas you are concerned about and reports on surface condition, joints, drains, containment, and wear. For suitable facilities, a preliminary condition review is complimentary. A detailed survey or report is scoped and agreed with you first.
